Site Preparation Guide
In order to ensure the long-term structural integrity and door alignment of your build, proper site preparation is mandatory. While our framing is engineered for the rugged conditions of the Central Highlands, uneven grade or shifting soil can lead to settling over time. By establishing a level, well-drained foundation before our arrival, you protect your investment and ensure a seamless, efficient construction process on build day.
Failure to meet these specs may result in rescheduling fees or structural compromise.
Leveling: Site must be within 20 inches of level across the footprint.
Note: Our build process includes high-density leveling blocks to bring the lowest corner of the structure up to 20 inches while the highest corner remains at ground level. If your site exceeds a 20-inch drop across the footprint, please contact us to discuss piering or site-grading requirements prior to the build date.
Ground Cover: We recommend a 3-4 inch compacted gravel base (3/4" minus) to mitigate the "heave and shrink" of local clay soils.
Vertical Clearance: 14' minimum overhead clearance (watch for low-hanging branches or power lines).
Horizontal Access: Minimum 4' wide clear path for manual material transport as well as a 4' cleared area around build site for assembly work.
Permitting and Compliance Notice: Local building codes in the Central Highlands typically allow for detached storage structures under 200 square feet to be built without a residential building permit, provided no utilities (electricity or plumbing) are installed. Structures between 200 and 400 square feet generally require a permit but may be submitted via prescriptive code without a professional engineer’s seal.
It is the sole responsibility of the homeowner to verify and comply with all local municipal building codes, Yavapai County ordinances, and individual Homeowners Association (HOA) CCRs regarding setbacks, height restrictions, and permit filings.
We do not provide legal or permitting services. Any fees associated with permits, engineered drawings (if required by your specific site conditions), or HOA approvals are the responsibility of the customer.
